Urban Redevelopment Project for the Sernancelhe Business Zone

Introduction
This project involves the development of the future Sernancelhe Business Park, located on the outskirts of the town of Sernancelhe, between it and the village of Sarzeda. The development is strategically located between the town’s football field and the N229 national road, adjacent to an existing industrial, commercial and residential area, where the largest industry in the municipality is prominently featured.
Context and Need
The project’s necessity is related to the creation of an organized and functional infrastructure that enables the development of a new economic space suited to the local demands. The intervention aims to make the most of the available land, improving existing roads and creating new access points that ensure fluidity and connection with the main road network, especially the E.N. 229. Furthermore, the project addresses the need to provide specific areas for the development of commercial, service, industrial, and warehouse activities, duly equipped with supporting infrastructure.


Summary of the Project Completed
The urbanization project encompasses the organization of a total area of 91,814.00 m², structured as follows:
- Land Subdivision and Buildings: Creation of 30 lots intended for commerce, services, industry, or warehouses, with a maximum construction area of 22,966.00 m².
- Road Network and Safety: Improvement of Rua B and creation of two new two-way streets with 9-meter wide traffic lanes. Includes installation of horizontal signage (road markings in thermoplastic material) and informative and code-based vertical signage.
- Parking and Mobility: Creation of 2,896.10 m² of public parking areas for light and heavy vehicles, in addition to the construction of 1.60 m wide sidewalks for pedestrian traffic.
- Water and Sanitation Infrastructure: Installation of a water distribution network connected to the public network and a separate drainage system (domestic wastewater and rainwater). The project also foresees the future need to reinforce water storage through a new reservoir.
- Green Spaces and Equipment: Notably, 23,525.00 m² are dedicated to green spaces for collective use, strategically placed to ensure separation between zones, and 5,401.50 m² are for collective equipment.
- Solid Waste: Waste collection system using containers located near the streets for municipal collection.
The project ensures the harmonious integration of the buildings with the topographical and morphological conditions of the site, complying with current technical and regulatory standards.
