Introduction
We are pleased to present our work on the Land Subdivision Project for the Expansion of the Industrial Zone of Proença-a-Nova, a fundamental undertaking for the economic development of the municipality. This project, developed in strict accordance with the local Master Plan and current legislation (including Decree-Law No. 555/99), demonstrates our capacity in creating and planning complete and functional industrial infrastructures.

Project Context and Needs
The project aims to expand the industrial capacity of Proença-a-Nova, utilizing an area adjacent to the existing Industrial Zone. The main need was to maximize the use of the available space, overcoming the site’s constraints, to create an organized, functional, and accessible area for economic development.
The objective of the subdivision was to create the necessary conditions for the preferential installation of industries and warehousing, also allowing for complementary use for commerce, restaurants, beverages, equipment, and services. This required not only the creation of viable plots but also the design of all supporting and access infrastructure.
Summary of the Project Completed
Our land subdivision project resulted in the creation of a structured industrial area, which includes the creation of 16 new lots and all the essential infrastructure network.
1. Organization and Uses
- Composition: We created new streets that provide two distinct accesses to the existing road, ensuring a simple and functional organization.
- Collective and Environmental Use: 9,705.00 m² were allocated for collective use equipment and 11,672.00 m² for a green area for collective use, strategically placed to create distance from the surrounding areas.
- Parking: Public parking areas for light and heavy vehicles were planned along the streets, in addition to the requirement for parking within each lot.
2. Infrastructure and Mobility
- Road Network: Construction of new two-way streets, with 9.00-meter-wide traffic lanes and 1.60-meter-wide sidewalks, designed for a base design speed of 40 km/h.
- Signage and Safety: The project detailed all safety equipment, including horizontal signage (road markings with white thermoplastic material) and vertical code and information signage, strictly following the current standards of I.P. (Infraestruturas de Portugal).
- Drainage and Water Supply Networks:
- The drainage system is of the separate type, with distinct networks for domestic wastewater (with provision for specific batch treatment for industrial effluents) and for rainwater.
- Water supply will be ensured by the existing public network.
- Waste Collection: We have planned specific locations for the placement of containers, guaranteeing regular collection by municipal services.
This project ensures that the new Proença-a-Nova Industrial Zone not only meets the legal requirements for urbanization, but also provides a robust and well-equipped environment for the future business development of the region.
